Understanding BASIX.

BASIX is short for Building Sustainability Index is a NSW initiative to ensure residential homes and apartments are built with potable water, fewer greenhouse emissions and to provide more comfort for the occupant.

WHAT ARE IT’s OBJECTIVES?

Water: The initiative and the backbone of BASIX – is that it sets targets for reducing water consumption in residential buildings. It requires the use of rainwater harvesting, the use of water-efficient fixtures, and well-designed landscapes.

Energy : Homes must achieve a certain level of energy efficiency. Some ideas to help achieve this is the use of insulation, efficient heating and cooling systems, and the use of renewable energy sources like solar panels. Often appliances will have a star rating.

Thermal : Homes must be designed to ensure a comfortable indoor temperature throughout the year. The idea is to reduce the need for heating and cooling. This includes the use of appropriate building materials, orientation, and ventilation strategies.

A BASIX certificate is require for all new build homes or homes with significate renovations in NSW.

Basix and Water Tanks

Achievable Targets are set by BASIX. Homes must meet specific water targets with an aim to reduce potable water. This is easily achieved with the use of Water Tanks. Tanks can accompany a mains connected water pump and the water harvested can be used for toilets, laundry and gardens.

Different building sizes will have different standards to achieve. This will be achieved with the addition of a water tank.

Some locations require greywater recycling – the use of this water for toilets and garden.

The Benefits.

The whole idea is that BASIX will reduce the impact environmental factors. With harvesting and storing water for late use, the idea is to rely less on municipal water supplies.

In actual fact there should also be a cost saving on utility bills when applying BASIX. The home-owner should find more money left in their back pocket.

In practice your home should be more ‘livable’ and in turn make your daily living more bearable.
